Although we are totally independent and act solely on the buyers behalf, the agents know us and know we only represent serious buyers so our clients are often the preferred buyers as a result of our track record.
Our Buyers Agent representation has evolved over the years to enable us to provide a fully bespoke integrated service to any client. The process of searching for and buying a new home can be hugely exciting so you can choose how much or how little you would like to be involved. Although the service is tailored to each individual client’s requirements, the basic stages are fairly similar; we simply adapt the process to suit your situation depending on your schedule and your location.
The process –
The first stage is to learn about you, your requirements and objectives. We will also explain how Hastings Property works and how we tailor our service to suit you. We advise on current market conditions and how your budget will perform in your chosen areas. We can also suggest areas that may be suitable based on what we have learnt from our conversation.
Engage Hastings Property
Once you are happy to proceed we will then tailor our service and terms as agreed so you know exactly what you can expect.
We then compile a detailed brief together so we know exactly what you like and don’t like. This is where our experience comes into its own. We know the important factors to consider while taking your personal, professional and lifestyle requirements into account. We can also advise on what to take into consideration as the way you use your property changes over time.
At this stage we explore all options available both on and off market through estate agents and our extensive network of industry contacts.
Preview and due diligence
We will visit any property we think is a potential fit and physically inspect it before adding it to the shortlist. Our extensive experience means we know exactly what to look for as there are not many problems we have not encountered over the years. Most inexperienced property buyers leave this stage to the surveyor after they have actually negotiated the purchase. This results in wasted time and unnecessary expense that can be easily avoided if you know what to look for. At the same time we also conduct initial due diligence on the lease, freehold, any related expenses and the vendor to try to establish if there are any issues that could be potential problems further down the line.
We then compile a shortlist of all the suitable properties we have found and either report on or discuss each one with you. We provide truly objective advice on each property. If there are any minor issues we think you should be aware of we will highlight these and in certain cases we may commission a Pre-Offer Survey to check that any property you view is suitable for purchase.
We then arrange all the appointments to view the chosen properties at your convenience. We will accompany you on the viewings, being on hand to offer advice on each. If you are unable to attend any viewings (especially pre-market property at short notice) we can view on your behalf and provide you with a full viewing report and walk through video (subject to relevant permission). Overseas clients receive the same reports and videos for each property on the shortlist.
Once we have found your perfect property we then conduct thorough research to establish the current market value of the property. Our in-house systems enable us gauge the average $/m2 in Sydney then using our experience of recent sales and in-depth local knowledge we can determine the market value of the property taking all the direct and external factors that affect price into consideration. Prior to presenting an offer and entering into negotiations we will agree the strategy so you are fully informed at every stage of the process. We will then secure the property on the best possible terms.
As soon as the offer has been agreed your property search agent will co-ordinate all services to initiate the purchase process. We liaise with the surveyors, solicitors, finance providers and estate agents etc. We manage every stage of the process to ensure a smooth transaction within the agreed time frame. The Hastings Property revolutionary on-line system allows you to monitor the progress of your purchase at any time.
Exchange and completion
Hastings Property liaises with all parties throughout the process so your input is kept to a minimum. We also ensure that the various parties have exactly what they need at the right time to reduce the transaction time and prevent unnecessary delays. In the build up to Exchange of Contracts we will also start to schedule any other services you have opted for along with helping you prepare for your move.
After sales service
